How an engagement runs

Six steps take you from your first email to the final files.

Send me the address

I meet with you to confirm the decision question, the scope, the inputs I need, and any hearing date.

Within two business days of the call, I send the deliverables, exclusions, fixed fee, and schedule in writing.

You sign the proposal and pay the 25% deposit. Work starts.

Delivery normally takes 10 business days.

You receive the final files, with the lot-level table behind every figure, and the balance invoice.

Each package bundles the studies that a file of that type needs. Independent studies from the sample library can also be produced.

The samples are demonstrations. Each one is computed on a randomly selected study area.

Splitting a lot into two or more?

Shows how the proposed lots compare with every lot nearby, by area, frontage, and depth.
Maps the zoning standards and site-specific exceptions around the site.
Lists every nearby consent and variance decision, with outcomes and objections.

You receive: an evidence book (PDF), print-ready exhibits, the complete lot-level tables, and a methods note.

Asking for a minor variance?

Tests every existing house against today's by-law, so an 'out of character' claim can be checked.
Measures heights, front yards, and building envelopes on every lot nearby.
Lists nearby variance decisions and where objections were recorded.

Buying or planning a site?

Turns ravine, heritage, and archaeological constraints into numbers for the lot.
Shows the policy layers that apply: site-specific policies, secondary plans, and station areas.
Summarizes development activity, permits, and the market around the site.

You receive: a screening report (PDF) that maps and tabulates every layer.
